The key factors that this project is being developed upon are:
Connectivity - habitat linkages are provided for in a central greenway and mobility network. This greenway is the core element of the ecological conservation plan that forms the backbone of the project.
Population and Density - various densities and housing types placed in carefully planned locations ensure a
population-dense development while maintaining approximately 30% of existing open
space. Environmental planning also ensures that human densities do
not exceed the site’s ecological carrying capacity.
Landscape and Biodiversity - The biodiversity of the corridor is preserved while
the biodiversity of the developed lands is conserved as much as
possible through selective site planning and mature tree conservation measures.
Sustainable Transportation - Public transit and human powered mobility methods are prime users of the street
corridors and within a walkable distance from residential doorsteps.
Mixed-Use - the project is a series of villages, each with an identifiable centre inclusive of employment and educational
opportunities as well as retail services. Careful land use planning places these assets within walkable distances of front doors. The Villages will offer varied residential types - condo, higher density and estate style properties are available - all within walking distance of each other.
Energy and Communication - community energy and communication technologies will be utilized
within the Villages. The master plan is developed to allow seamless integration of these technologies
as initial or infill projects.
Economy - The previously described elements become a sustainable model and important part of Moncton for future generations. Tthe Villages are created with the intent of blending work, play
and living.
This is far from a new idea, however, seldom is the idea carried through to reality. Thus, each of the project’s villages are formed around a central mixed-use area that radiates into varied housing types. Each element of live, work and play is possible within each village.
