Village One is planned as a 43.7 acre mixed-use development inclusive of single family, town, cluster, medium density and seniors’ housing. This is formed around a retail/ recreational focal point with multi-modal connectivity extending from the focal point to city-wide destinations. The following describes important characteristics of Village One.

Land Use - Village One includes a variety of residential types located within lifestyle-based recreation and transportation assets.

Single Family Units -26 units are located along project edges that will see no further development within immediate proximity of the rear boundaries, the first being a net zero, CMHC demonstration home called the Moncton Vision Home.

Townhouse Units - 32 townhouse units are developed within the context of interior courtyards to present pavilion styleliving.

Cluster Units. These are 14 townhouse style units placed within a single developmentparcel. Like the adjacent townhouses,the development is courtyard and pavilion in nature; however, the units give the appearace of single family units.

Medium Density Units - 176 units are placed in three-story structures along the greenway to provide both a desirable living environment and an “eyes on the park” situation. This solution is planned for five parcels.

Mixed Use and Live-Work Units - 302 units are placed in a “main street” setting. The street includes 36 residential units over approximately 12000 square feet of commercial space, 14 large residential condominium units over ground floor professional/retail units, and 225 senior units over 10,000 square feet of commercial space.
Park - The greenway extends into the development with a stormwater retention/trail park system (that retains all street and parcel overflows).

Village One will require a rezoning of the lands within the development boundary from R-2 to R1, ID-Mixed Use and P1. The R1 zone will ensure the protection of the planned single family environment while the ID-Mixed Use will provide the flexibility to allow for the mixed-use settings. The P1 zone will ensure the park, trail and greenway systems will be sustained as planned.

Village One will be an experimental project that will form the basis of future village phases. For the first village, the protection of plant species, conservation of mature trees, integration of sustainable recreation and transportation systems as well as planned stormwater management are the leading elements of sustainability - relative to community form.
